You can't freeze, charlie can't get you, items are 100% safe, etc. Even if the house gets destroyed everything inside the interior will be fine once the house is re-built. That'd be a very nice start. Requiring the bulb to be placed by the player wouldn't hurt either. Rundown walls/floor, too. At the start it could be sanity draining, and get nicer with every upgrade until the evening/night sanity penalty was removed with say fixed outside + walls + floor + light source + X amount of decor items.
