Say that I want to go down, or up, to a place with good resources, because hey, I need that! But, problem: there's bad air, there's hydrogen, there's all sorta bad stuff that I don't want leaking into my base, or maybe I just wanna preserve my oxygen. It would be fantastically helpful if there was an airtight hatch you could install in floors or roofs or a ladder shaft, making keeping bad air and gases out way way waaaay easier. I still think it's very useful to not having to construct then deconstruct small towers that you can't even recycle easily.
